The Centurion Deposit Trust

The Centurion Deposit Protection Trust™ offers you an unprecedented level of protection for your deposit during construction.

Traditionally overseas developers have used your deposit to fund construction, offering no protection in the event of problems. In addition, some developments have offered bank guarantees, these are no longer available and many banks have not honored their obligations.

We believe it that this is unacceptable and therefore provide a unique deposit protection system administered by a leading International Lawyer.

Island Resorts grant a Legal Charge (mortgage) over the land upon which the resort is being built to cover the full deposit amounts paid by you and the other buyers to the developer. The charge is granted to independent Trustees, who will hold the Charge for the benefit of the Santa Mónica Beach Resort & Spa property purchasers who have been admitted to the Trust.

 

Own the Land

Essentially you ‘the buyers’, as part of the trust, own the land.

All of the payments that you make to the Developer before your property is delivered will be protected. Your security is equal or greater than the value of the deposits that you have paid.

If, for any reason, the Developer fails to deliver the completed properties by the date agreed, you and other purchasers will be able to invoke the Trust and request the Trustees to seize and sell the land in order to repay all money received by the developer.
